The lease-versus-buy decision for commercial space is about capital, control and flexibility. Here is the framework Scarlett uses with business-owner clients.

For a small business, the decision to lease or buy commercial space is rarely about the building. It is about how the business wants to use its capital, how confident the owners are in the location long term, and how much control they need over the space itself.

What leasing buys you

Leasing keeps capital in the business, which matters for restaurants, retail and service businesses that need cash for inventory, equipment and payroll. It also buys flexibility: when a lease ends, you can move, expand or downsize without selling property. A lease ties you to the landlord's terms, so lease length, rent increases, build-out allowances and options to renew matter as much as the rent itself.

What buying buys you

Buying gives control of the space, locks in a payment instead of rent creep, and builds equity. Owner-users often buy when the business is stable, the location has proven itself, and the business can manage both real estate debt and operating debt responsibly.

The questions that actually decide it

  • How long do you realistically expect to operate from this exact location?
  • Can the business afford the down payment and carry both a property payment and operating costs?
  • How much build-out does the space need, and who pays for it under each scenario?
  • What does the zoning allow, and does the space meet your signage, parking and operational needs?
  • What happens to the property if the business changes direction in five years?

There is no universal answer. There is only a careful analysis of the business's own numbers and plans, and a commercial professional who asks the questions before showing the buildings.
