The appraisal is one of the least understood steps of a financed home purchase. This guide explains what an appraisal is and is not, how an appraiser develops and supports an opinion of value, what buyers should know about comparable sales, condition, renovations, solar, ADUs and HOA issues, and what realistic options exist when the appraised value comes in below the agreed price.

Every article in this guide keeps a few distinctions clear. An appraisal is a lender-oriented opinion of value, not a property inspection and not a guarantee of price, cost or resale. It differs from a comparative market analysis prepared by an agent, from automated online estimates, and from Property DNA research reports provided as one optional supporting tool under our services. A low appraisal does not automatically change the contract price, a reconsideration of value does not guarantee a higher value, and appraisal-contingency rights depend on the language of the purchase agreement.
