California Home Selling 101
Selling a California home generally involves choosing representation, evaluating the property and market, preparing disclosures, setting a price, marketing the home, reviewing offers and completing escrow. This guide walks through each step: how to start, how listing agents and listing agreements work, how to think about value, repairs and preparation, how to price and market, and how to manage offers and closing.
Every article in this guide keeps the same ground rules. There is no single right way to sell a California home, and no universal set of forms applies to every sale. Brokerage compensation is negotiated between the seller and brokerage and documented in a written listing agreement; it is never fixed or assumed. A listing agreement is not a purchase contract. An automated estimate, a comparative market analysis and an appraisal are different tools; the listing price, market value and net proceeds are different figures. Renovation cost does not equal added value. Selling as is does not eliminate disclosure duties, and a pre-listing inspection does not replace a buyer's inspection.
