What it does

The rehab estimator is a worksheet for anyone planning renovation work on a rental or flip. You enter what you expect each category to cost, the tool adds a contingency, and the total becomes the real budget you carry into the ARV calculator, the fix and flip calculator, or your lender conversation.
Why every category is here
Kitchen and bath recaps are where most rehab value comes from. Flooring, paint, and exterior work drive what buyers and renters see. Roofing, HVAC, electrical, and plumbing are the expensive systems hidden from view. Permits and cleanup are easy to forget, and the contingency exists because hidden conditions are the norm, not the exception.
How to use it
Collect, enter, total, review
- Get line-item bids from licensed contractors and quotes from suppliers for your actual project.
- Enter each cost in its category; leave empty anything that does not apply.
- Set a contingency percentage that matches the property's age and how much work is hidden.
- Carry the total into your deal math. If the budget breaks the deal, the deal needed breaking.

How much should the contingency be?
