Read the financing history
Deeds of trustand loan recordings show how the property has been financed, whether existing senior debt may need to be paid off or assumed, and whetherthe property has a history of high leverage that could reveal a distressed situation. Assumable loan research can matter a great deal to a financing-sensitive deal.
Anchor your numbers in market data
Comparable sales, tax records, and market context give you the second opinion your spreadsheet needs: what the market has actually paid for similar properties,what carrying costs tax look like, and whether the asking price leaves room for your target return. Bring the report to your broker and lender and underwrite accordingly.
